Ancillary Services:

  • Mold Testing

City Home Inspectors’ Mold Testing Service provides a reliable assessment of potential mold issues within the home. Using air and surface sampling, we test areas where mold is suspected or moisture is present, including basements, bathrooms, attics, and other high-risk locations. Our testing identifies types and concentrations of mold spores, helping determine whether levels are safe or require remediation. Following the inspection, we provide a detailed report with lab results, descriptions, and recommendations for addressing any mold issues, ensuring you have a clear understanding of the indoor air quality and any steps needed to maintain a safe environment.

City Home Inspectors‘ Mold Testing starts at $355 for two samples, including one interior air sample and one exterior air sample, sufficient for homes up to 2,000 square feet. Additional samples are $60 each. The standard turnaround time for this service is two business days, with a 1-business-day option available for an additional $50.

  • Radon Testing

City Home Inspectors’ Radon Testing Service accurately measures the level of radon gas within a home to ensure a safe indoor environment. Radon is a naturally occurring, odorless gas that can accumulate in homes and poses health risks over time. Using sensitive equipment, we monitor radon levels over a set period, typically 48 hours, to capture an accurate reading. Once testing is complete, we provide a report detailing the radon levels found, along with clear recommendations based on EPA guidelines. This service is essential for peace of mind, allowing you to address any necessary mitigation to keep the home safe.

City Home Inspectors‘ Radon Testing starts at $255 for up to 2 radon tests, with one test per foundation covering up to 2,000 square feet. Each additional test is $75, with the same fee applied for retesting at a later date. The standard turnaround time for results is two business days, but no less than 48 hours. This timeframe may vary depending on closed-building conditions at the time of inspection and weather factors such as high wind gusts and precipitation, which may extend testing duration.

  • Sewer Line Inspection

City Home Inspectors’ Sewer Line Inspection Service provides a detailed evaluation of the home’s underground sewer line, which is crucial for identifying hidden issues. Using a high-resolution camera, we inspect the sewer line from the home to the street connection, carefully assessing for clogs, cracks, root intrusions, and other potential blockages or damage that could lead to costly repairs. This thorough inspection helps reveal any unseen issues in older homes or homes with large trees near the sewer line. After completing the inspection, we provide a comprehensive report with clear visuals and expert recommendations, so you can make informed decisions on any necessary repairs or maintenance.

City Home Inspectors‘ Sewer Line Inspection starts at $355 as a standalone service or is discounted to $299 when paired with a full home inspection. There is a $75 fee for each additional line scoped for multi-unit, mixed-use, and commercial properties. Results are communicated verbally onsite, followed by a written report with images by the next business day.

  • Termite Inspections

City Home Inspectors‘ Termite Inspection service is designed to protect your home from costly termite damage. We thoroughly examine both the interior and exterior of your home, paying close attention to areas where termites are most likely to hide, such as the foundation, crawl spaces, and wooden structures. Our inspectors look for signs of termite activity, including mud tubes, damaged wood, and termite droppings. If any signs of infestation are found, we’ll provide a detailed report outlining the problem, along with expert advice on treatment and prevention, helping you safeguard your investment.

City Home Inspectors‘ Termite Inspection starts at $155, with results included in our reports by the next business day. If your lender requires a separate VA form, please allow an additional turnaround time of 1 business day for this report.

  • Lead-based Paint Testing

City Home Inspectors’ Lead-Based Paint Testing Service helps identify the presence of lead paint in homes, particularly those built before 1978, when lead was commonly used in paint. We conduct thorough surface testing in areas where paint may be deteriorating or where children might be at risk of exposure, such as walls, doors, and window sills. Using state-of-the-art testing methods, we detect even trace amounts of lead. After testing, we provide a clear report outlining any lead hazards and recommended actions, helping you ensure a safe living environment and make informed decisions about lead management.

City Home Inspectors‘ Lead-Based Paint Testing starts at $355 for five samples, with an additional fee of $50 per extra sample. The turnaround time for this service is three business days.

Tools We Use:

  • At City Home Inspectors, we utilize a variety of advanced tools to deliver reliable, thorough inspections, with each tool selected at the discretion of the inspector based on the unique needs of the property. Our Moisture Meters help detect hidden dampness in walls, floors, and ceilings, which can signal issues like leaks or potential mold risks that may not be visible to the naked eye. Infrared Cameras are another valuable tool, allowing our inspectors to identify temperature variations within walls, ceilings, and floors, which can reveal problems like heat loss, insulation gaps, or concealed leaks.

  • For safety concerns, our inspectors use Gas Leak Detectors to identify any hazardous gases, as well as Electrical Testers to verify that all electrical systems are operating properly and safely. Drones are used when needed to capture detailed, high-resolution images of roofs, chimneys, and other exterior features, providing a comprehensive view of hard-to-reach areas. In certain cases, we employ Sewer Scope Cameras to examine sewer lines for any blockages, cracks, or issues that may require attention.

  • Additionally, Radon Testing Kits are available to measure radon levels for safe indoor air quality, and Carbon Monoxide Detectors ensure there are no harmful levels of this invisible gas present. These tools, used as needed and at the inspector’s discretion, combined with our industry expertise, allow us to provide detailed, reliable inspections. At City Home Inspectors, our commitment to quality and precision ensures that you receive the insights you need to make an informed decision about your property.
